My Marketing Strategies

Not all homes are created equal and neither are all REALTOR's®. What sets me apart is my attention to the highest level of performance for my clients. It’s reported that over 70% of all first inquiries regarding real estate use the internet and that the potential buyer will spend 4.8 weeks on the internet before ever contacting a REALTOR®. Therefore, I have placed critical importance on the use of both technology and fundamental applications to insure you the most satisfaction throughout the process. They are as follows:

The Internet – With approximately 80% of today’s consumers utilizing the internet for real estate information, I employ a robust set of tools and resources to make your home available for preview.

  • Multiple Listing Service (MLS) – Information about your home will be included in the Multiple Listing Service, a database of currently available properties accessible by real estate professionals and potential buyers.
  • I subscribe to the ListHub network. This network takes the homes that are listed on the MLS and feeds them to over 900 websites all over the world.
  • All of my listings can be accessed through my website at As potential buyers search properties, I have my site set up so that any of my personal listings that meet their criteria are displayed first.
  • Once your home has been viewed in person, the lockbox automatically notifies me that there has been a showing. I follow up with each REALTOR® that shows the home via phone and/or email to receive feedback.
  • I have a monthly e-newsletter that I send to my entire contact sphere of influence. In this newsletter, my listings are featured and there is a link that potential buyers can go and see the full listing. This e-newsletter can be forwarded by any recipient to any person that they think may be interested in one of my listings.


Drive By Traffic –


  • The FOR SALE sign placed in your front yard will have my direct number printed on it. I am the most educated on my listings, so I want to be the one that they call.


Promoting Your Property -


  • Digital Photography – Once your home is ready to list, I will take multiple digital photos of all areas. These pictures are used in the many places that I advertise. We can now advertise 40 photos when we input your listing. This gives the public a detailed view of your home on the internet.


Preparing the Home for Sale -


  • Property inspection – Before I list your home, I will inspect and identify improvements that could increase profit on the sale.
  • Staging – Occupied or vacant, if requested, I will stage your home so it can be presented in its best possible light. I have a large variety of inventory work with.
  • Establishing Goals – Markets can fluctuate so it’s important to establish your goals so that I can work hard to meet them.
  • Listing Price – Establishing a competitive listing price is critical to the success of the sale. I use the most advanced Comparative Market Analysis tools to derive the right price.


Expectations -


  • All calls and email inquiries regarding your home are followed up as soon as possible.
  • Access to your property will be secured by though secure lockboxes and no one will gain admittance to your property without permission.
  • Follow up – I email reports from the sites that record website traffic so that you can see how your property is doing virtually. Monthly, I can send you a report for your price range showing homes that contracted or sold in the previous month so you can keep up with the market that your home falls into. Each showing is followed up for feedback – every time.
